It benefits from stunning views across the gardens, Lower Loch and Scottish Countryside. Once again it is presented to a very high standard and offers an excellent revenue stream
The Lower Loch is great little water filled with various species (carp, tench, roach, rudd etc ) ideal for beginners and great family fun. There is also a Top Loch located at the farm next door, it is a more challenging water - mainly carp fishing and Day tickets can be purchased.
Gardens and Grounds
The property is entered through a metal ranch gate on a gravel driveway with the main house directly in front and the drive running down the side of the Guest House to the Log Cabin at the rear. Plentiful parking is available. The dog kennels are situated on the left hand side at the beginning of the driveway with a path behind leading up the hill to the Higher Loch. The gardens lie between the rear of the main house, with the Guest House to one side and head down to the Lower Loch. They are mainly laid to lawn with mature shrubs, bushes and trees. To the left of the garden cut into the hill side are raised beds and sandstone steps leading to a large sheltered patio and moving along the path through the trees on the hill side forming a wind break for the gardens is the 'piggy wiggy'. The outer boundary to the right is formed by wooden boarded fencing and beyond the Lower Loch by an unmade farm track. The boundary to the left of the property is predominantly formed by a stone dyke wall and post and wire fencing. The present owners have also looked into the idea of setting up 2 areas within the grounds- 1 on the sheltered hill at the 'piggy wiggy' and 2 beyond the lower Loch , for placing camping pods- in total there is spce for at least 7, They create great atmosphere, easy to maintain and a very good revenue source.

Cowans Farm Guest Farmhouse, our story.... after 13 happy years the time has come to move on from Cowans. The lifestyle and business has been both joyful and rewarding. We have made many new friendships with loyal returning guests and neighbours far and wide. The peace and tranquillity Cowans offers is amazing and will be hard to match in pastures new. Our family has grown and moved on, now it's our turn to try something new. It was a big decision to go but one which allows others to enjoy what we have as a family over the years.
We hope the new owners enjoy the life Cowans offers and if they meet only half the people who have been so good to us we are sure they will be more than happy in their new venture. Cowans in the beginning was all about the business, how wrong we were! If business makes you happy, fulfilled and glad to get up every morning something must be right.
Unlike other businesses or lifestyles Cowans changes with the seasons, spring sees the lambs, summer sees the calf's... all new born on our neighbours land. Guests with children love this time of year and all the excitement it brings. The autumn and winter bring trade from far and wide for all the amazing wildlife and coastal activities close by. With a warm and dry year round climate Dumfries has something for everyone to enjoy no matter what the time of year. We are surrounded by some of the best mountain bike courses in the UK, the 7 Stanes, numerous fantastic golf courses, fishing lochs and beautiful beaches and so much more that we have enjoyed as a family over the years. Our friends as well as guests and visitors from all over the world have enjoyed all these plus many more activities close by.

Cowans Farm Guest House lies 8 miles from Dumfries, just off the A711 Dalbeattie Road and half a mile from Kirkgunzeon 1.Follow the A711 from Dumfries, through Beeswing Village and past Beeswing Caravan Park to your right. 2.Look for two cottages, one on either side of the road. After the one on your left (Toll bar Cottage) turn right. 3.Cross the bridge over the disused railway and follow our sign ahead of you.
