Blairvadach House is located just off the A814 approximately 3 miles North West of the royal burgh of Helensburgh. The site sits on the North shore of Gare Loch and enjoys some extensive views across the water and onto the lands beyond. Blairvadach House was designed by the architect J T Rochead in around 1850 for Sir James Anderson, Lord Provost of Glasgow (1848-51). The house subsequently passed onto the Donaldsons of shipping fame. Subsequently the house has been used as a Children's Home and finally as offices by Argyll and Bute Council. The building itself is a Category B Listed Building and it was originally listed in 1980.

The building was originally designed as a Scots Baronial house with a square keep however a number of more modern extensions have been added to the rear over the years. The property extends over 3 main floors with the additional of a mezzanine floor between ground and first floor. The building is of Sandstone construction with a series of pitched slate roofs and externally is in a reasonable condition. There is an area of parking available to the side of the house with an extensive area of parking located at the rear of the property.

Internally the building was previously used as offices but is now vacant.

First Floor: accessed from main staircase - 9 office rooms, 2 store rooms, rear staircase, small staircase to the front of the building with additional access to the second floor. Fire escape.

Second Floor: accessed from main staircase - 10 office rooms, 2 store rooms, 2 WC's, rear staircase, spiral staircase with access to the roof, additional staircase with access to the 1st floor.

The building provides single glazed windows throughout.
The gross site area extends to 8.66 hectares (21.419 acres) however due to the topography of the site the net site area as calculated using the EMA Architects massing plan is approximately 2.83 hectares (7.77 acres). The site has a substantial slope from east to west with a large number of established trees on the site. The site is split by a small burn set within a small gorge running just to the south of Blairvadach House.


The property is served by mains water and mains electricity. Mains drainage is available near by at Broomfield Gardens. Mains gas is available on site but is at present capped off. There is an extensive oil fired heating system located within a boiler house at the rear of Blairvadach House.

The Argyll &Bute Local Development Plan 2015 (LDP) was adopted by the Council on 26th March 2015. The Adopted Local Plan has an allocation of 64 units for Blairvadach under reference H-AL 3/6. An additional 48 units are also allocated to the site under reference H2006. Both allocations provide a requirement for 25 % affordable homes on the sites.

Blairvadach House is listed in Category "B".
