About ELP Arbuthnott & McClanachan

Selling your house

Whether you’ve sold before or this is your first time, there is a lot to take in. And things may well have changed since you last bought or sold a property. Don’t worry because we will guide you through the entire process so that everything happens when it should do, and you achieve your sale as quickly and efficiently as possible.

Our service is fully comprehensive: we offer estate agency, and legal advice on buying and selling. On the estate agency side this means that we will handle all the professionals involved in selling your property. We will coordinate the surveyors who value your house and put together your home report. We will arrange for a photographer to illustrate the exterior and interior, make sure a sign is correctly erected, and handle all the marketing (including the ESPC).

Because we work as a team dealing with both the legal conveyancing and the estate agency work, we can anticipate problems and how to solve them.  For instance, we will liaise with the surveyor and carefully consider any points raised in the Home Report before it is finalised.

If any adverse comments have been made we will investigate whether or not these can be dealt with, perhaps by way of a repair or an additional report. It may sound obvious, but by looking at a few Home Reports you will see that many sellers do not seem to take this approach.

Taking care of your house sale

Selling a property in Scotland can be a complicated business. In the current market it really pays to have an expert property lawyer on your side to ensure that the whole process goes as smoothly as possible. We are specialists in property law with a combined experience of 50 years working in Edinburgh and throughout Scotland.

Helping you to buy a property

If you are considering buying a property in Scotland, it pays to get a lawyer on your side first. Once you have found the house or flat you love, it may be important to move quickly. Having us in your team means that you are well prepared. Unlike many big law firms who handle conveyancing as a side line, property is our main focus.

We’re on your side

We believe that our job is to look after the legal work and make sure that you have all the information you need to make important decisions. This means ensuring that you know what you need to do next and what your options are. This may involve some legal aspects, but is just as likely to involve a decision about what price to offer, and when.
