Dress to impress

Remember, little things matter. When viewing a property, be sure to present yourself as perfect tenant material. Whether it’s donning your best job interview suit or dressing casual but super-smart, being presentable makes you a safer bet to be entrusted with a property.

Handle with care

Likewise, the way you behave in the property could make the difference between you getting the keys to the door or not. Doing a Tom Cruise and bouncing like a yo-yo on the couch: bad. Opening doors with care and taking your boots off before you stroll across the cream carpet: good.

Get your readies ready

Moving into a new rental requires a financial outlay upfront. Don’t start looking until your piggy bank has gobbled enough to cover not only the first month’s rent in advance, but also a deposit (likely to be a month’s rent).

If you’re already renting, you should get a deposit back from the property you’re leaving, but don’t rely on this. There’s often a delay while the inventory is checked so it may not be paid until several weeks after vacating.

Bring your references

You’ll probably be asked to show references from previous landlords. Have these ready to hand over at the first request to ensure you’re ahead of the pack.

First timers won’t have references from landlords but if you’re working or studying, a glowing recommendation from your employer or college professor should do the trick.

Sometimes, a new landlord may ask for a guarantor: that’s someone who can stump up the rent if you’re caught short. As time is of the essence, it’s a good idea to have asked someone already – mum, dad or a close friend – and have their details handy.

Be a smooth operator

Once you secure the rented home of your dreams, it’s usually three to four weeks before your tenancy will begin. Remember to factor this in to when you start looking for your next abode so you can enjoy a smooth move.
