This luxurious Kinross-shire home is ideally located for country walks ... and commuting to four Scottish cities

NEW HOMES can claim to be both a country cottage and a bespoke, contemporary home, ideally situated within a rural idyll with stunning views, but within easy reach of four major Scottish cities.

Wester Crosslands ticks all of those boxes and more, making it one of the most intriguing and appealing homes on the market today.

Owner Mandy Round admits it is a property of contrasts, beautifully blended together into an exceptional family home. She smiles: "It is an unusual house, and we loved it the moment we walked into it.

"The original cottage dates back about 100 years, when a local man inherited it, but it lay empty for many years. He only used it because it had running water, apparently, and his didn’t!

"It has been substantially modernised and upgraded since then, of course – we bought it about six years ago, and we have loved living here."

Located in Fosssoway, near the Crook of Devon in Kinross-shire, Wester Crosslands looks for all the world like a traditional country home from the rear. But the original cottage has been seamlessly incorporated into a stunning, contemporary extension clad with cedarwood, complete with high ceilings, bespoke luxury kitchen and bathrooms and decked balcony.

The attention to detail is impressive – the classic design inside includes granite and solid hardwood worktops in the kitchen, oak timber doors, skirting and facings and Villeroy and Bosch sanitaryware and underfloor heating in the bathrooms.

The ground floor rooms all have high ceilings, adding to the impression of light, airy space.

There is an elegant formal lounge, with a feature bay window and beautiful outlook; a comfortable family room which could be used as a separate dining room; and a luxury kitchen.

The kitchen includes a large Belfast sink, work surfaces in a combination of granite and solid wood, and a large American fridge freezer, and the space flows into an open-plan dining area with lovely wood stove and doors into the garden.

"We live in the kitchen," laughs Mandy. "It’s such a warm, comfortable space whether it’s in the summer with the sunlight streaming in or in the winter when it’s so cosy because of the Aga and the woodburner.

"We really wanted to make this the heart of the house, somewhere we would spend hours together as a family – and we definitely do that."

The ground floor also includes a large utility room, a cloakroom and generous storage space.

Upstairs, via the lovely landing with its feature balcony overlooking the countryside, there is a spacious master bedroom with its own decked balcony and en-suite shower/wet room, plus four further double bedrooms, one with en-suite facilities.

The first floor also includes a family bathroom with two large wall to ceiling windows to make the most of those views; and more storage.

"The views are incredible – you can see all the way out over the fields to the hills beyond," says Mandy. "We’ll definitely miss those views – we are moving to be closer to family but it has been lovely living here."

Wester Crosslands is located in Fossoway, near the popular village of Crook of Devon.

"I love the fact we are on the outskirts of the village, sitting on a little lane – and you don’t often see lanes in Scotland," adds Mandy.

"We had been living in Bedfordshire before we moved back to Scotland, and it’s full of pretty village lanes, so it was great to find a place like that."

Despite its semi-rural position, the village is close to Kinross, Perth and Dollar.

"We can be in Edinburgh in 40 minutes and in Glasgow in an hour, and Stirling and Perth are roughly half an hour away," says Mandy.

"It’s peaceful and quiet, and very safe which is bound to appeal to families with young children.

"I can head out with the dogs and walk for miles and miles without having to cross one road, through stunning forest scenery."

As well as countless opportunities for gentle strolls and bracing treks, the surrounding countryside is also home to golf courses and other leisure activities, and a number of well-regarded schools.

Mandy and her husband Richard are particularly fond of their spacious sunny garden, which includes a touching tribute to her grandfather."My grandfather built many of the stone dykes around Crieff, which is where I’m from originally," she explains. "When we were thinking about what kind of wall to put up in the garden, we immediately wanted it to be a stone dyke, like the traditional ones he used to build.

"It looks fantastic – much nicer than regimented modern brick walls or fences – and it’s a lovely memory of him."

Wester Crosslands, with its mix of heritage, history and contemporary luxury, is a real find.

"It’s been a fantastic family home for us, in a great location," she explains. "It’s one of a kind."
