Standard Missives add to government-backed Help to Buy to make buying a new house far simpler.

April saw the supply of properties to the market increase for the first time in three months, according to the latest RICS Residential Market Survey.

However, demand still outpaces supply, which is pushing up price expectations and more chartered surveyors expect Scottish house prices to rise over the next three months.

There’re many reasons for buying a new build, which include government-backed Help to Buy schemes. Less well known perhaps, the legal process is also becoming simpler as more house builders and solicitors adopt the new Standard Missive for the sale and purchase.

Launched at the end of last year and designed with the backing of Homes for Scotland, The Law Society of Scotland and the Consumer Council, it streamlines the legal documentation required to accelerate the process from reserving a plot to conclusion.

Edinburgh and Perth-based law firm Gillespie Macandrew, which acts through its estate agency arm – Hunters Residential – is among those firms who are now adopting the Standard Missive as best practice.

Harry Smith, of Gillespie Macandrew, says: “With measures in place to support the financing of new home purchase, it was right that the legal profession caught up.”
