Herald's new guide reveals houses for sale under 50,000

Ten areas in Scotland where housebuyers can buy a home for less than 50,000 can be revealed today. This good news for first-time buyers, hoping to get a foot on the property ladder, comes as new research supports claims that house prices north of the border continue to rise at twice the UK average.

Analysis to be published tomorrow in The Herald's monthly House Price Guide shows that a range of flats and terraced homes are available at knock-down prices under 50,000 from Fraserburgh in the north-east to Hawick in the Borders.

The analysis, by, shows the average house price in Scotland is now 143,509.

Dan Cookson, director of the online service, said some of the areas in Scotland where a house could be bought for less than 50,000 had been left behind in the property price surge of the past five years. "They include former areas of traditional industries such as fishing, mining, motor manufacturing and shipbuilding, which have all but disappeared. "Anyone hoping to secure a bargain will have to move quickly because prices in these areas are appreciating faster than most in Scotland."

The analysis comes as the Bank of Scotland's quarterly price index, reports that house prices are rising at nearly twice the UK rate in Scotland, with the average house costing 122,511. The biggest increases in house prices over the past year were recorded in Kilmarnock, up 35%, but Edinburgh still has the most expensive homes with prices up 9% over the year to an average of 193,815. Lochgelly in Fife is the only town in Scotland with an average price below 100,000.

The index put the annual rate of house price inflation in Scotland at 14.5%, compared with a UK average of 8%.
