Hall 3.02m x 0.84m (9'11" x 2'9") Accessed from the open plan lounge/dining/kitchen area is this welcoming hall which leads to all bedrooms and the shower room. The hall is fully carpeted and provides access to the attic space via a loft hatch. There is a smoke alarm fitted here.
Lounge Area 5.84m x 5.28m (19'2" x 17'4") An exceptionally bright and spacious room with magnificent views enhanced from four rear facing double glazed windows and glazed door to the side. The ceiling is vaulted which adds to the character of this property and this open plan room is a very sociable space to relax and enjoy the views. The lounge area is fully carpeted throughout and there is a TV point fitted. Warmth is offered via two electric heaters as well as an electric stove fire. There are two cupboards providing excellent storage facilities, one of which houses the boiler.
Dining Area The dining area is flooded with natural sunlight from three double glazed windows with views to the side as well as a door leading out to the front of the property. Plenty of space is provided for a dining table and chairs as well as other free standing furniture. The floor is laid with wooden effect vinyl in the dining area.
Kitchen Area This kitchen area is fitted with a range of modern wall and base units with contrasting work surfaces. There is a double oven/grill and hob with extractor hood over, integrated fridge/freezer, dishwasher and washing machine/tumble dryer. A stainless steel 1 and 1/2 bowl sink and drainer unit is positioned under a side facing double glazed window. The floor is laid with complementary wooden effect vinyl.
Bedroom One 3.40m x 2.82m (11'2" x 9'3") A spacious double bedroom with plenty of natural light from a side facing window and warmth from an electric panel heater. The room is fully carpeted and provides storage via a fitted double wardrobe with mirrored sliding doors, shelf and hanging rail.
Bedroom Two 3.40m x 2.84m (11'2" x 9'4") This twin bedded room has a side facing window which lends ample natural light into the room. It is fully carpeted and warmth is from an electric panel heater. The room also benefits from a double fitted wardrobe with shelving and hanging rail for storage.
Bedroom Three 2.82m x 2.01m (9'3" x 6'7") A well proportioned twin room fitted with bunk beds gains natural light from another side facing window. Warmth is provided by an electric panel heater and the room is fully carpeted. The fitted single wardrobe gives plenty of storage space.
Shower Room 2.01m x 1.88m (6'7" x 6'2") Fitted with a white suite comprising of a WC, a wash hand basin enclosed within a vanity unit with shelving and cupboard under as well as a shower cubicle with wet walling within. The floor is laid with laminate flooring and warmth is provided by a chrome heated ladder radiator. There is ample natural light from a side facing opaque glazed window and this room is fitted with an extractor fan and a shaver light.
External Externally there is a large decked area to the front of the property which provides an excellent haven for relaxation and absorbing the magnificent open views.
Parking is available to the front of the lodge.
Directions On approaching Perth from the south, follow the signs to Dundee taking you over the Friarton Bridge. At the end of the bridge turn left into Perth. Drive straight through and take the A93 to Blairgowrie, then follow the signs to Alyth on the A926 until the roundabout. Take the 2nd left off the roundabout marked Glenisla, driving past the Alyth and Glenisla Golf Clubs to a T junction near to the Backwater Dam. Turn left onto the B951 taking you into Glenisla. Follow the road into the glen and when the river Isla is on your left look for the next turning on the left [opposite a red post box}. Follow the track over the bridge and round to the right to the gate into the site.
