The flexible layout includes Vestibule leading into welcoming reception hallway, fabulous lounge on open plan with a dining room (both 25ft in total) - currently used as a music room with ample space for a larger boudoir piano. There is a wood burning fire amidst an ornate fire surround in the Lounge and front and rear facing windows shed good natural light within.

A second dining room is found to the left of the hall and has space for family dining with bold period style decor with access through to a compact yet useful study office space. A substantial staircase spirals upwards from the hall to the light and bright upper landing which gives access to four well appointed double bedrooms and a generously proportioned bathroom with three piece suite and shower within . The front facing bedrooms have truly splendid views over the front gardens and out to the Clyde.

Outside, the property stands on a substantial plot with enclosed gardens to the front and rear - both laid to lawn and enclosed by hedging and mature and young plants trees and shrubs within. There is a wood shed at the rear and a long driveway is accessed through ornate metal gates and leads up to a parking area with space for 2-3 family vehicles within.

Further features include oil central heating, regular maintenance of the well-tended roof, continued decoration and maintenance during the owners residency. Again, there are many period features and pleasing decorative finishes within and, indeed early viewing is recommended to appreciate the size and rare opportunity on offer.

Cove is located around the Rosneath peninsula which projects south from Garelochhead, separating Gare Loch and Loch Long and forms the north shore of the River Clyde opposite Gourock. Kilcreggan sits at the southern tip of the peninsula, with Kilcreggan to its north east. Kilcreggan has a primary school, GP Surgery, and local shops to include a convenience store, bank, pharmacy, and post office.

Approximately 16 miles away, is the town of Helensburgh, famous for the Charles Rennie Macintosh Hillhouse and the birth place of John Logie Baird. Hermitage Academy secondary school is located in Helensburgh as well as private schooling available at Lomond School.

The scenic coastal road via Rosneath, Clynder, Garelochhead and Helensburgh takes you into Glasgow. Alternatively, the faster MOD road from Arden over the top of Glen Fruin to Loch Lomond and onto Glasgow provides spectacular views and commuting time is approximately one hour.

From Kilcreggan Pier there is a regular passenger ferry to Gourock with onward road and public transport links to Glasgow Airport and Glasgow City Centre. There is also a regular bus service from Kilcreggan to Helensburgh with onward rail links to Glasgow and Edinburgh.

Helensburgh has a newly opened swimming pool and leisure complex and an 18-hole golf course. The world-famous Loch Lomond Golf course, part of Scotland's first National Park, which is host to the Scottish Open and other international events, is within 24 miles with excellent fishing and other water sports available. Sailing in the Firth of Clyde with its links via the Kyles of Bute and the Crinan Canal to the western isles is probably some of the most spectacular in Scotland. Cove has its own sailing club and full boat storage, marina and chandlery services are available at Rhu and nearby Rosneath.
