Landlord Services Tenant Find and Letting
After receiving initial instruction we will do full evaluation of
client’s properties and begin marketing as soon as possible. If we
feel there are any changes that could improve the time to let or
achievable rental then we will advise clients of this and provide
costs. Clients can then use our Property Preparation service to get
proeprty to peak condition as soon as possible.
Your property will be marketed until let on over 25 online portals.
We conduct tenant viewings seven days a week so that your property
will get the best possible exposure to potential tenants.
All tenants will go through a full checking process prior to signing
We carry out a full inventory at time of check in which is agreed by
tenants within seven days of them moving in.
This is all done for fixed one-off fee.
As part of our Property Management service we will provide -
Collection of rent from the tenant and transfer to client’s account.
Organisation of any necessary repairs and periodic safety checks.
Quarterly inspections of thre property with report.
Check out of tenants at end of tenancy.
JLC Property has a trusted team of tradespeople available to carry
out repairs and checks to a high standard and at reasonable cost.
We do not make any additions to trades people’s invoices, what they
charge is what our clients pay.
We will be first point of contact for tenants in emergencies
ensuring that clients will not be inconvenienced during rental
As part of our initial evaluation of your property we can offer some
ideas for minor changes that we feel will shorten time to let or
increase potential rental vlue or both. It is entirely the client’s
choice if they wish to proceed with any of these but, if they do, we
can organise this very quickly and get theproperty onto the market
in its best condition.
There is no extra charge for our input into this process. It is all
included in the price of our Tenant Find service.

We also guarantee -
No upfront charges – we only charge tenants a holding fee after they have given indication that they would like to sign a lease on a property. Balance of deposit and initial rental are taken only once lease is signed.
Viewings - done to suit you, whether it is during the day, evenings or weekends, we will arrange viewings at times most suitable to you.
Deposits – these will be lodged with one of the Tenancy deposit Schemes and details and documents passed to you.
Safety Compliance – we will always ensure properties are compliant with safety regulations before commencing lets. .
