25. Rent rises after LBTT
Letting is rising in popularity across all ages – and nowhere more so than in the north of Scotland, where CKD Galbraith reports a substantial surge in activity for high quality rental homes.

Flora Badger, head of lettings across the Highlands, comments: “The letting market in general has been very buoyant since the start of the year, with a particularly steep increase in demand for larger properties and traditional farm cottages with a bit of land.

“With mortgages still unattainable for many, renting continues to be a way of life for people in their 20s, 30s and even 40s – and these tenants are looking for somewhere homely where they can settle for longer periods of time. A farmhouse in the Balloch area of Inverness to let at £750 per month recently received over 70 enquiries and was let within eight days of appearing on the market,” she adds.

Newly available with CKDG’s Inverness office is Dunachton House, an impressive seven bedroomed townhouse in Granton-on-Spey, to let for £1,400 per month.

Capital gain

The town of Elgin in Morayshire is moving closer to gaining a whole new community as proposals for the first phase of the ambitious Findrassie development on the town’s northern edge have been submitted jointly by Pitgaveny and Robertson Homes.

Over a development period of 25 years, Findrassie is expected to create 1,500 houses in addition to community facilities, a school and a business park.

This masterplan, started by Savills in 2011 in full consultation with Moray Council, has been praised by independent assessors, Architecture and Design Scotland.
